Menomonee Falls is three towns wearing one name. There's the old village along Main Street and the Menomonee River, with 1920s and 40s houses and a downtown that's been rebuilt twice. There's the postwar belt south of Appleton Avenue and around Pilgrim Road, ranches and Cape Cods from the 50s through the 70s that make up the bulk of the housing count. And there's the north end past Good Hope and Lannon Road, where the 1990s and 2000s subdivisions went in and are now hitting their first big replacements. A contractor here is working three different ages of house in one service area.
The village median build year is 1980, and 74.5% of the 17,160 units predate 2000. 74% are owner-occupied, lower than Brookfield or New Berlin, because the Falls has more apartments and condos than either. What I know about searching from Menomonee Falls.
The Falls sits on the county line, and Google knows it. Searches from the east side of the village pull Milwaukee and Wauwatosa contractors into the map pack; searches from Lannon Road pull Sussex and Germantown. Germantown is Washington County and a lot of Falls contractors work it daily without their website saying so. Naming your real service area on the site and drawing it honestly on the Business Profile is how you show up in both counties. "Serving southeastern Wisconsin" shows up in neither.
Commercial and industrial is bigger here than anywhere in the county outside Pewaukee. Kohl's corporate headquarters, the business parks along Highway 41 and 45, Silver Spring Drive, and the distribution buildings near Lannon all generate flat roof, electrical service, HVAC maintenance contract, and concrete searches from facilities people on laptops. A page that says commercial in the heading, with photos of commercial work, gets those. A line under Services doesn't.
Last, the river.
